Vendor Management &
Contract Administration

Obtain competitive from the various vendors that are required at the property for daily, weekly, monthly, or other periodic service contracts.

Building Maintenance

As the property owners’ “boots on the ground”, we make regular site visits to the property to check conditions and determine upcoming maintenance that may be needed. As well as meeting maintenance vendors and tenants on-site to discuss maintenance issues to ensure the property is being properly maintained.

Lease Abstract

As part of the initial management transition process or new takeover, we create an abstract of each tenant’s lease that provides a quick reference summary of the important terms and provisions of the lease.

CAM Reconciliation

Properties leased on a Triple Net basis require an accurate and detailed accounting of the actual year end operating expenses which must be reconciled against the budgeted amounts and those tenants accounts are credited or debited accordingly. We provide this service as part of our property management.

Asset Management

SouthTrend Realty provides full service financial and facilities asset management for all types of commercial properties.

Facilities Management

If a property owner is in need of facilities management only and does not require the financial management of the property, SouthTrend Realty can facilitate that service. Facilities management includes services including but not limited to on site property inspection, tenant relations and vendors management.

Construction Management

Oversee and coordinate tenant build-outs, property expansions, or other larger-scale property improvements.  This typically entails coordinating efforts between the local municipality, contractors, architects, engineers, and tenants.

Lease Administration

This is a service where tenants or companies that have multiple lease obligations outsource the responsibility of keeping tabs on the critical payments and dates that are part of the lease agreement.

Property Accounting

Handle all property expense payments in a timely manner through an operating account established for the property. 

Receivership Services

Receivers in commercial real estate are court-appointed individuals given responsibility of a property that serves as the collateral for a loan in default. The receiver displaces the property owner as the active property manager and is responsible for tasks like collecting rent, maintaining and repairing the property, and ensuring contractors and service providers are paid.

Budgeting Forecasting

Prepare projections of income and expenses for the upcoming year to help the property owner understand how the property is likely to operate.

24/7 Emergency Response

Available 24/7 in case of emergencies. Urgent maintenance requests can include any unusual occurrences, utility malfunctions, or equipment failures that present an imminent danger to life health, or security or if they have the potential to cause major damage to property or the environment.
